Deer Lease questions for a newb

Hi everyone, I'm a new hunter and hoping to secure a place to hunt whitetail in TX this season and this will be my first ever lease and hunting for deer. I have an individual that's willing to lease 150 acres west of Fort Worth for $3,000 (he's looking for 2 hunters to pay $3k each for $6k total) and he said the lease will allow 1 buck, 1 doe and year-round access for shooting, camping, hanging out with my sons, etc. It's got a tank, wooded areas (about 70% wooded and 30% cleared / fields). I'm not sure what's currently out there as far as blinds, feaders, etc.

I've never leased land for hunting before......and so I have no idea if this is a smoke'n awesome deal, or on the high side and if I should keep looking. But he just got this land and I got the impression that he's managing it conservatively.......but I think a TX bag limit is like 5 deer......but that's why I'm asking for feedback to see if this is a good deal or what. This is the first person I've found that will actually have land available lol, as nearly everyone is like 'nah man.....I've got a place.....but don't know of anything available......good luck bud.......' << lol.

At any rate, this is only about an hour from my house in FW area and so it seems intriguing to me. I consider myself a beggar for a lease at the moment, but will keep looking if this is a really bad deal or if I can negotiate a better rate for what it is.

What's a common rate / deal / lease amount for 150 acres and I get 2 deer (1 buck, 1 doe) and year round access?

Could you talk him into shooting two bucks even if he had to raise the price a little? Personally, I would pay 4,000 if I could use the land, shoot two bucks and a doe, plus varmints.
 
How many people hunt around it? 150 acres isn't a lot of land but if there is limited hunting around it then you might have some decent opportunity. I hunt a similar sized property however in the last few years several properties around have either sold or been leased so hunting pressure has gotten so bad that the hunting is not that great anymore. Gotta take that into consideration when dropping that kind of money.
 
Hmmm, I think there's a lot of factors that go into this one. I have a lease, but it's not in Texas, it's in Alabama. Also, it's not in an area that you're really going to see trophy deer. I pay $1000 a year for roughly 1000 acres. There are 10 of us on it. I can kill 2 bucks and 4 does a year. My wife can kill the same for no extra charge. My last lease in AL was $1250 for 3000 acres, but there were 30 members.

Do I think $3K is pretty steep for 150 acres, yes. But If the 150 has excellent deer, hogs and occasional turkey it may be worth it? It is pretty nice to have an area you can hunt all to yourself!
Can you shoot exotics year round? What about hogs?
 
I've hunted in West Texas my whole life, taken bucks east of Abilene and in central Texas also. Are the neighboring ranches high fenced? Are there protein feeders or crops planted, ample water on ranch? Seems expensive for only 150 acres.

Been leasing in north texas for about twenty years. Lots of ranch and hunting land being split into smaller acreage and sold for secondary recreational owners. Because of this turnover, Hunters are losing their leases everywhere. For whatever is left, Prices are increasing. It's nuts.

If you find a place that you can afford 1hr from your home, you take it. You can decide if you want to renew the next year.

If you find a better value before this fall, take it too if you can afford to. You will have no problem finding someone to take over your original lease (but I would probably keep both, hunt them and renew my favorite next year).

Well I could take both spots for $6k for 2 bucks and 2 does......but for a brand new lease just seems little high, but I'm still cutting my teeth a bit learning the lay of the land round here as far as availability, price, etc. I really wanted to hunt last year and sat on my hands. I may bite the bullet just to get out in the field and see what I see. I do a fair amount of AR shooting and target shooting and this would check a big box for me there, plus bringing the littles, friends, etc
 
Prices do vary! In Eastern NC, we have 12 people on 2,000 acres of mixed crop, woods and swampy land, with a year round house for $2K. Deer, turkey, duck, small game, fishing, all per state law. Some antler-age restriction. No kids, wives, and very limited guests in season.

It's apparently adjacent to a 500-acre-ish hunting property. This 150 will only have two lessees.

There's a tank or two there; not sure about fences or crops. Satellite image shows about 60% - 70% wooded and a big field. I'd have to bring my own feeders and blind.

I'll add my 2 bitty. For what it's worth, if you said your lease is in Pa. 150 acres you'd be set like a King, but Texas.. not that amount of cash. I'm living in NC now. And I belong to a club and we lease 9,880 acres. 18 members and we pd. 1,350.00 per person and we can take 2 Antlered deer 4 antler less. Bear and Turkeys and small game. And that's anytime access. Best part is. It's 12 minutes from my house. But we put up our own stands and bait our own areas. But you can see by the numbers that were not tripping over anyone either.. if that's what you can find for this season. OK. But don't stop looking. !!
 
It isn't cheap by any means but if it is in your budget I doubt you will regret it (assuming it has wildlife which it should). You are paying for location. I have found that if it is close you will go. I had a cheap 250 acre lease that was 2.5 hours away and I rarely ever went even though it was excellent hunting. Now I found a lease 30 min from my house in north OKC. I pay $2000 for 640 acres of unlimited use year round shared with 6 other guys. I also purchased my own Redneck Buckpalace blind (which is awesome) and go several times a month to shoot pigs with my kids. Had some amazing memories out there and lucked into a giant buck two years ago with my 12 year old. Just be prepared to buy feeders and a blind or two so keep some $$ available after you pay the lease!
 
That's good. In my state up until recently trespass was a civil violation and required the land owner to go to court. So many wouldn't it was hard to get enforcement. Now trespass is a game violation and the land owner need not bother.
The state of Texas seems ahead of the curve in so many ways.
That's how it is in Tennessee I had to go through all that once.(civil violation)
