Deer Lease questions for a newb

That sounds a little high , but lease land in Tx is getting harder too find . I think taking 2 bucks and 2 does is what a game biologist would recommend , maybe 1 mature buck , spikes and 2 does. If you have big neighbors and not high fenced out that helps . If you lease it and have big neighbors , practice good stewardship on your leased property and develop a good relationship with the other hunters on the other property and hope they feel likewise . Example don't be target shooting during hunting season , running 4 wheelers all over the place during hunting season , crowding fence lines with stands and feeders , setting stands where your shooting towards the neighbors property, I think you get the idea . 150 acres for 2 men and your sons can be a lot of fun it's not a lot of property but if you set it up right and it has good deer cover it might be ok . Only you can determine if it is worth it for you and your family. Like others have commented 150 acres is not a lot of land and the harvest limits on deer are very limited. $6k for a lease seems outrageous to me, but I'm not up to speed on the going rate in that area. Times have changed. A good friend had 18,000 acre lease in south Texas many years ago. It came with a house to use as a hunting lodge. I believe he paid around $50k per year for the lease. Unbelievable quality of game.

The lease gets myself and one other lessee / hunter year-round exclusive access. As for trespassers - I have no idea
 
I have hunted on newly acquired land, it took years getting the word out and the trespassers off. It was painful. I own the land so it was worth it as along term investment. But we had a lot of frustrating and spoiled hunting opportunities for that period. The hunters trespassing did not have permission from the previous owner either. I'm not saying this is your case, but it's something to consider.

That's good. In my state up until recently trespass was a civil violation and required the land owner to go to court. So many wouldn't it was hard to get enforcement. Now trespass is a game violation and the land owner need not bother.
The state of Texas seems ahead of the curve in so many ways.
 
The only thing that sounds appealing about that place is the proximity to your house. 150 acres with 2 hunter plus guests is small. I live west of Ft Worth, the game can be hit or miss.

What county is it in? What is the the terrain like? Any livestock?

I personally would not pay that much. I was on a lease about 2.5 hours from Ft Worth that was just over $12/acre and had amenities on it and was loaded with game.
 
Hi everyone, I'm a new hunter and hoping to secure a place to hunt whitetail in TX this season and this will be my first ever lease and hunting for deer. I have an individual that's willing to lease 150 acres west of Fort Worth for $3,000 (he's looking for 2 hunters to pay $3k each for $6k total) and he said the lease will allow 1 buck, 1 doe and year-round access for shooting, camping, hanging out with my sons, etc. It's got a tank, wooded areas (about 70% wooded and 30% cleared / fields). I'm not sure what's currently out there as far as blinds, feaders, etc.

I've never leased land for hunting before......and so I have no idea if this is a smoke'n awesome deal, or on the high side and if I should keep looking. But he just got this land and I got the impression that he's managing it conservatively.......but I think a TX bag limit is like 5 deer......but that's why I'm asking for feedback to see if this is a good deal or what. This is the first person I've found that will actually have land available lol, as nearly everyone is like 'nah man.....I've got a place.....but don't know of anything available......good luck bud.......' << lol.

At any rate, this is only about an hour from my house in FW area and so it seems intriguing to me. I consider myself a beggar for a lease at the moment, but will keep looking if this is a really bad deal or if I can negotiate a better rate for what it is.

What's a common rate / deal / lease amount for 150 acres and I get 2 deer (1 buck, 1 doe) and year round access?

I don't know much about N Texas except to drive through it...but my first thoughts are:
150 ac isn't that big when you have a rifle, and its unimproved so you have to bring blinds, feeders, etc.
He might be splitting a limit between you and another lessee (probably a 4-deer county)
What if the other party is an *** and ruins things for you the wife and the kids with booze, music, horseplay (or hunts your feeder!)

I pay $9/ac for 10,500 acres in McMullen County with a management plan, when the clients and their wives and kids come down it seems small :D so my economics are skewed. $20/acre seems high, but I'm not in your shoes.

Price is obviously relative, depending on the individual, but for 150 acres and limited bag limits, 6k is waayy to high for that area. Additionally, 150 acres isn't much property for 2 hunters, especially if you, your kids, lease partner and his kids are all out there hunting at the same time. Yikes. I'd pass.
 
Without having read every response, $40/acre sounds a lot. But, it all depends on a lot of other factors.
How was the lease managed before?
What is the deer population
Pictures of bucks?
Are there feeders/blinds set up already?
The "guests" is misleading, because you are still limited to the 2 bucks/ 2 does for the whole lease per season.
What are the County/Doe regulations? Some counties only allow doe hunting 4 days starting with Thanksgiving day.
What I am trying to say, is there are a lot of littles details to be addressed.
Like @Mike from Texas said, the attractive things is proximity. But at the same time, proximity might also mean over hunted area.

I've hunted in TX for long over 20 years. The price of land has gone up so much that taxes and the hunting price has gone up. You should ask the questions like does the landowner or family hunt there as well. You should ask about farming and ranching, are there going to be other people/cattle/goats there and how often. You should also see if there are electric hookups available and see the land in person.

You pay extra for the convenience being close to town. The overall size is small per hunter and the price seems a bit high. I paid from $2500 to 3500 a year over about 6 years on a MLD (state game mgmt program) near Llano. There were about 4500 acres and 10 hunters with about 150 tags, I was shooting 20 or so deer a year. We had an old house with bunks, AC/heat, and cable.

My current place is about 2000 acres MLD with 10 hunters and about 60 tags, about 6 hunters who really hunt. It is $1800 a year, but completely primitive with generators and outhouse....it is about the roughest land I've ever seen, but with a beautiful river on one side. I'm about 2.5 hours from my door.
